Pre-Purchase Property Inspections
Upper Hunter Property Inspections specialize in residential Pre-Purchase Pest & Building Inspections. We provide detailed reports within a few hours of the inspection. Pre-Purchase Pest & Building Inspections are essential for identifying underlying issues, building defects, and timber pest issues before purchasing a property.
Infra-red thermal imaging is used during our inspections. In trained hands this technology can help to identify water leaks, electrical hot spots, pest infestations, and more. We do not charge extra for this service as we believe it should be the standard as part of every thorough inspection.
What is involved in our Pre-Purchase Pest & Building Inspections?
A typical site visit takes between 1 to 2 hours to complete depending on the size and complexity of the property, and defects identified during the inspection. We do not set time limits, we take as much time as needed at the property to ensure no stone is left unturned. We make our way through the internal rooms, roof cavities, under subfloor areas, and associated outbuildings. Once the report is completed and proof read, it is then issued directly to your email as a pdf file for easy review.
What can I expect in my Report?
Our reports are written by the inspector immediately after completing the inspection to ensure the property is fresh in the inspectors mind. We do not use AI or pre-filled programs to write our reports, every report is written manually for every inspection to ensure the highest detail and accuracy is acheived. This process can take 2 to 3 hours to complete. Our highly detailed reports contain concise and easy to understand information with clear images, and are generally between 40 and 60 pages depending on the size and complexity of the property and defects identified during the inspection.
How much does a Pre-Purchase Property Inspection cost?
We charge $649.00 including GST for a Pre-Purchase Pest & Building Inspection & Report on single occupancy homes in the Muswellbrook area. Larger homes with granny flats typically cost a little extra, as do duplexes or blocks of multiple flats which are calculated on number of residences, bedrooms, and bathrooms. We are located in Muswellbrook in the Upper Hunter Valley, northwest of Newcastle NSW.
